Challenge

Agnietenstraat 8 is part of a row of 12 properties, including a refectory, from 1651. They were built by Maria van Pallaes. The properties have a single floor with a loft and an attic. The entire row shares a single saddle roof. All of the houses feature an entrance with a transom displaying the year 1651 and the beautiful escutcheon of Maria van Pallaes and her husband.

The rear of the properties also features the original layout with a door and a window for each property. These poorhouses, which were rather spacious for their time, have a shared garden strip. This was an uncommon luxury for such houses. When the Kameren were acquired by the UMF in 1979 and during the subsequent renovation, the residents insisted the outdoor toilet was retained. Now, over 40 years later, a different attitude prevails.

The Utrecht Monument Fund keeps monumental properties in the City of Utrecht alive. They own over 100 monumental properties. These properties are maintained, renovated if necessary and rented out to individuals and businesses.
The Foundation is a non-profit organisation. As such, any profits derived from rental activities, funds and donations are always used for heritage conservation. The Utrecht Monument Fund is always on the lookout for innovative architectural developments.

For example, as a result of the efforts of Mr Cees Oostveen of the eponymous painting company, the renovation of the paintwork was performed in an authentic manner. Because RIGO Verffabriek, having developed a water-based linseed oil paint, offers the option of using an authentic Linseed Oil Paint indoors, the decision was easily made. High gloss it was!

Solution

Everything had to be brush painted. The wooden ceilings, doors, frames etc. were all painted with the TOPLIN AQUA Linseed Oil Paint system. The substrates were primed with TOPLIN Linseed Oil Primer Aqua #2010 and a finish of TOPLIN Linseed Oil Lacquer Aqua High Gloss #2520 was applied afterwards. Of course, this was all done using authentic colours!

End result

The end result is absolutely wonderful. Both the client and the painters are extremely happy with the result. On top of that, the painters stated that the water-based linseed oil paint was an amazing product to use. The new tenant now has a wonderful house in a unique location in Utrecht. There was only one piece of criticism, according to Cees Oostveen... the end result was too beautiful!
